Low Impact Development Plan Design
F. X. Browne, Inc. developed a low-impact development plan for a 209-lot age-qualified residential community. F. X. Browne, Inc. first developed a conceptual plan that minimized impervious cover and maximized stormwater infiltration and treatment through the use of innovative best management practices (BMPs) such as rooftop runoff disconnection, bioretention systems, constructed wetlands, and infiltration basins.
To support the design of the infiltration BMPs, F. X. Browne, Inc. performed 84 soil infiltration tests throughout the 113-acre site using a double-ring infiltrometer. The infiltration tests were performed by a professional geologist at various locations and multiple depths based on the anticipated BMP locations and grading plan.
The final design included infiltration of rooftop runoff, ten bioretention and bioinfiltration systems, five infiltration basins, two constructed wetlands, and vegetated buffers. A significant amount of open space was preserved in the center of the development and the main entrance road to the site will overlook an aesthetic and well landscaped pond/wetland ecosystem.
